Changes in zoning laws in late 2004 -- known as downzoning -- may slow such developments in Bayside. At the same time, many homeowners are looking for a larger place, and are willing to pay top dollar in a neighborhood like Bayside. McMansions might not become the norm, but larger houses are bound to replace many of the smaller homes on large plots in the neighborhood.
Why is Bayside so appealing? It's close to Manhattan on the LIRR (best mass transit in eastern Queens), the city property taxes are lower than Nassau's, and the Bayside public schools are some of the best in New York City.
