Long Island City Condos

Long Island City -- more precisely Hunters Point -- is getting another "Manhattan-style building." Rosma Development has plans for a 20-story luxury with 120 condominiums and a pool. It will join the Queens West buildings as tops in Long Island City residential real estate.

The Daily News reported the builder paid "$92 per buildable square foot for the site," which is a bargain compared to undeveloped Williamsburg real estate. But the units will be sold -- in 2007 -- at rates at least as expensive as those in Williamsburg.

The location -- 45-56 Pearson Street -- is very close to the Citi Bank Tower. Unfortunately, it's also close to the above-ground 7 subway as it bends toward Manhattan.

A couple bits on "Long Island City" as reported by the Daily News.

  • Hunters Point is the "37-block Queens industrial area...rezoned in mid-2001." Hunters Point is a neighborhood of Long Island City, not all of Long Island City. Other parts of Long Island City have been re-zoned too, but they aren't getting the same level of fuss these days.
  • Also Hunters Point is so convenient to Midtown that it's almost always less than the reported "15-minute subway ride to Grand Central Terminal."
